First of all, I would like to tell you some
history of the area. Our property and
building are located in upstate New York. A
beautiful area located at the end of one of
the Finger Lakes--Seneca Lake. We are in a
tourist area with everything going for it.
We are situated in the middle of town on
Franklin St. (the main street), right across
the street from the Watkins Glen State Park
which attracts 750,000 people a season from
all over the world. The is a 1 1/2 mile
walk/hike one way of beautiful waterfalls &
scenery that the glaciers formed millions of
years ago. It is spectacular! The State Park
is the exact reason we are across the
street. This is one of the best pieces of
property in upstate New York! Great
business! Great location - traffic flow &
walk traffic!Our property is 170'
x 175' - 29,750 square feet which consists
of 4 lots. 4 buildings with 2 buildings on
one lot with parking. When you look at the
pictures of the front of the store
(buildings) on Franklin Street, we will
start from the left.
The 1st lot on the corner of Franklin &
10th streets is 5,000 square feet and
consists of 2 buildings. The building on
10th St. is a 1,200 square foot office
building of which you can rent and the
building in front of that on Franklin St.
facing the State Park is a 1,350 square foot
new building. The rest of this lot is extra
parking.
The 2nd building is an old building which

The name of our store is the Teddy Bear's
Den. 1st building has antiques. 2nd building
has souvenirs, gifts, & an old fashioned ice
cream parlor. 3rd building has NASCAR die
cast & collectibles & NASCAR souvenirs. The
way we have the stores set up now inside is
when you walk in the 2nd building (middle)
you can go to the store on the left or
right. We have fire doors inside connecting
all of the stores of which we leave open.
You can close them and have 3 separate
stores. Business can be seasonal or year
round. For example, the type of business we
have are open 7 days a week April 15-Oct. 31
and weekends until Christmas.

1. Seneca Lake Wine Trail - there are
wineries up both sides of the lake and as
you can see they draw 700,000 people a
season.
2. We have the Watkins Glen International
Race Track approx. 4 miles from our
business. Which brings 500,000 visitors a
year and has events running every week and
weekend from May-Oct. The NASCAR race in
August is the largest sporting event in
Upstate New York which draws over 200,000
people.
3. a. There is a Waterfront Festival weekend
in June that brings approx. 5,000 people.
b. A Wine Festival weekend in July that
brings 20,000 plus visitors.
c. An arts & crafts fair weekend in July.
5,000 visitors.
d. Nascar night on a Friday night brings
5,000+ visitors for one night.
e. A Grand Prix Festival weekend every Sept.
which brings 10,000+ visitors, plus other
events
4. Every evening from June-Sept. there is a
laser light show in the Watkins Glen State
Park right across the street.
5. We are on route 14 which is a main 2 lane
route between Route 90 the Thruway and Route
17 (changed to Rte. 86) Several trucks &
vehicles travel this road. On any
average day in the middle of June 2,500 cars
go by.
6. Watkins Glen is also on the bus tour
route which contains mostly of Foreigners.
They start in Toronto or Niagara Falls, stop
in Watkins Glen to go through the State
Park across the street, and then down to New
York City -- or the other way around. There
are also Asian bus tours that come down from
Toronto twice a week in seasonal months.
7. Several visitors also come for Fall
Foliage.
